Update: Are the Wildfire Related Rental Price Gouging Protections Still in Effect in Los Angeles County?

No, the wildfire related Los Angeles County rental price gouging protections are no longer in effect.

Following the devastating January 2025 wildfires, including the Eaton Fire in Altadena and the Palisades Fire in Pacific Palisades, emergency protections were put in place throughout Los Angeles County. These protections generally prohibited landlords from increasing rental prices by more than 10% above pre-emergency levels.

The Los Angeles County Board of Supervisors extended these protections several times, with the final extension remaining in effect through May 28, 2026. The Board considered another extension but did not approve it. As a result, the wildfire related rental price gouging protections expired after May 28, 2026.

This does not mean that every landlord can increase rent without restrictions. Depending on the property and its location, a rental may still be subject to California’s Tenant Protection Act, local regulations, existing lease terms, required notice periods and other state and local tenant protections.

The expiration does not change the rules that applied while the wildfire related protections were in effect. Rental prices charged or advertised during that period remain subject to the laws that were in effect at the time.

Price gouging protections may also take effect again following a future emergency declaration. Landlords should confirm the current requirements before advertising a rental property, establishing a rental price or increasing an existing tenant’s rent.
